New residential complex with 183 apartments planned on Duntes Street in Riga
Architecture firm SEP is designing the "Terra Dunte" residential complex on Duntes Street in Riga, featuring 183 apartments, mostly two- and three-room units. The complex will achieve A+ energy efficiency class, with floor-to-ceiling windows and 2.7-meter ceiling heights.

A new residential complex called "Terra Dunte" is being designed on Duntes Street in Riga by the architecture firm AS "Siltumelektroprojekts" (SEP). According to preliminary estimates, it will contain 183 apartments.
The project involves the construction of three apartment buildings, along with all necessary infrastructure for the area. Approximately 15% of the apartments will be four-room units up to 85 square meters.
The apartments will range from one to four rooms, tailored to market trends. The largest share will be two- and three-room apartments, currently the most sought-after segment in Riga's real estate market.
Each apartment will have 2.7-meter-high ceilings and floor-to-ceiling windows to maximize natural light. Upper-floor units will feature spacious terraces in some areas, and each building will include storage rooms for residents.
The complex will meet A+ energy efficiency standards. SEP specialists are developing solutions to minimize energy consumption, improve indoor microclimate, and ensure sustainable long-term building operation. Special attention is paid to engineering systems, parking, bicycle stands, and landscaping.
The building facades will use three-layer reinforced concrete panels with aluminum and wood accents. Balconies will serve both as functional outdoor space and as a key architectural element. Main entrances or lobbies will be two stories high.
The developer and project customer is SIA "MJL Development". In 2025, SEP reported a turnover of €8.191 million and a profit of €321,766, according to Firmas.lv. SEP was founded in 1996 with a share capital of €907,440, owned by SIA "Baltelektroprojekts", which is directly and indirectly controlled by Mhitars Mhitarjans. Meanwhile, MJL Development had a turnover of €1,850 and a loss of €270,570 in 2025. The company was registered in 2013 with a share capital of €5,000, and its sole owner is SIA "MJL Enterprises", owned by Jānis Lagzdiņš.
