New hotel formats and property changes – how Riga's hospitality market is evolving

Riga's hotel industry is adapting to competition from short-term rentals by introducing new formats like aparthotels for longer stays. At the same time, there is active property sales and operator changes in the market.

The hotel sector in Riga is undergoing changes driven by increasing competition from short-term rental apartments. To retain guests, hoteliers are expanding their services and introducing new accommodation formats.

Earlier this year, the "Carillon Aparthotel" opened in the Old Town, an aparthotel designed for longer stays. This type of accommodation combines hotel services with apartment comfort, appealing to travelers staying for extended periods.

Meanwhile, local hospitality operator "Mogotel Hotel Group" plans to open a long-stay hotel on 13. Janvāra street later this year. This reflects a trend to meet the needs of visitors who spend more time in Riga.

In addition to new projects, the market is seeing active business turnover. According to publicly available listings, several hotel buildings and businesses are up for sale. Some properties have already changed operators, and new international and local brands have appeared.

These developments highlight how Riga's hospitality industry is adapting to evolving tourist demands and competitive pressures.
