Bonava Latvija to build its first project outside Riga, in Olaine
Housing developer Bonava Latvija has won a municipal auction in Olaine and plans an apartment building with 72 flats on Drustu gatve. Construction is expected to begin no earlier than 2028.

Housing developer Bonava Latvija plans to carry out its first multi-apartment project outside Riga, in Olaine, a town in the Riga region, on Drustu gatve. The company won an auction held by the Olaine municipality and gained the right to buy a plot of more than 16,000 square metres for residential construction. The company links the plan to fast-growing demand for new, energy-efficient housing in municipalities around Riga.
What is planned
The first phase of the project envisages a six-storey residential building. It is to contain 72 apartments of two to four rooms and must meet energy efficiency class A.
Alongside the homes, the surrounding infrastructure is to be improved: a new vehicle and pedestrian link between Dalbes iela and Drustu gatve, and extra parking spaces for residents of nearby apartment buildings.
Deadlines and conditions
Under the building conditions set by the municipality, construction of the first apartment building must begin within two years of the ownership rights being registered in the Land Register, and the building must be commissioned within four years. The project is at an early development stage, and its progress depends on design work, approvals and obtaining the required permits. Construction is planned to start no earlier than 2028.
Comments from the company and the municipality
Marek Kļaviņš, chairman of the management board of Bonava Latvija, says the company's goal is to widen access to new, energy-efficient homes, and that expanding beyond the capital is an important strategic step. Olaine was chosen for its location, rapidly growing population and development potential, as well as the municipality's clear vision and readiness to cooperate.
Dmitrijs Ivanovs, deputy chairman of the Olaine Municipality Council for development, says the municipality wants Olaine to be a town where young families wish to live and build their future. In his words, the cooperation will add to the housing stock and put a previously unused area in order, while also improving accessibility and traffic infrastructure in the surrounding area.
