Visual Inspections of Apartment Buildings to Be Required Once a Year from 2026
Amendments effective July 30, 2026, standardize visual inspection frequency for apartment buildings to once a year, replacing the previous one or two times per year requirement.
The Ministry of Economics has developed amendments to Cabinet Regulation No. 907, which mandate that from July 30, 2026, visual inspections of residential apartment buildings must be carried out once a year. Previously, regulations differed, requiring inspections either once or twice a year depending on the building components.
The changes aim to reduce bureaucratic burden and redirect financial resources toward actual repairs. According to the ministry, visual inspections only reveal visible damage, while hidden problems remain undetected. Thus, more frequent inspections do not necessarily improve the situation if improvements have already been identified.
Each visual inspection costs between €20 and €60, and this may include technical maintenance and minor repairs. While exact savings cannot be calculated, reducing the number of inspections could free up funds for essential renovations.
Additional inspections remain mandatory after storms, floods, accidents, or other circumstances that may threaten building safety. The amendments do not alter this requirement – extra inspections must be performed whenever conditions warrant.
