11-apartment building to be built in Voka with state support
A new apartment building with 11 units is planned in Voka, Jõhvi Parish, on the site of a former post office. The project has received around €300,000 in state support under the Ida-Virumaa housing development programme.
Voka, a settlement in Jõhvi Parish, is set to get a new residential building. The development, planned for the site of the former post office, will contain 11 apartments and feature an elevator, car parking, outdoor storage units and a sauna in every home.
According to Germo Saar, a representative of the developer, the first apartment was reserved by a young family within three weeks of the project website going live, and a second reservation was signed this morning. Another meeting is scheduled in the coming days. Saar noted that prices are lower than in Tallinn or Tartu, and because the company carries out construction itself, it keeps the budget under control. The cheapest unit, for instance, is a two-room apartment on the second floor with an area of 45 square metres, priced at around €76,000.
Real estate specialist Sergei Gorlach says there are buyers for new housing in the region, but the market is uneven. The success of a project depends on how well the developer understands the needs of its audience. He cited the example of a newly built house in Narva, which attracted a certain number of buyers; a lull now does not mean the project was poor, but rather that there are currently no people in need of apartments. Gorlach also mentioned ongoing construction of new homes between Narva and Narva-Jõesuu by the river, where, according to his information, six houses have already found buyers.
The new building in Voka is scheduled to be handed over at the end of 2027. The project has received about €300,000 in government support through the Ida-Virumaa housing development programme.
